Frequently asked questions about real estate accounting
How can a real estate accountant improve my rental income?
Your accountant identifies the deductions that apply, optimizes capital cost allowance and advises you on the best strategies to reduce your taxes.
Do I need a real estate accountant even for a small investment?
Yes. A specialized accountant can maximize your tax savings from your very first investment, whatever the size of your portfolio.
Which documents do I need for good real estate tax management?
Keep all documents related to purchases, renovations, maintenance costs, rental income and real estate transactions.
Do you offer real estate accounting services online?
Yes. Our real estate accounting is available online, for flexible management and real-time access to your finances.
How is rental income taxed in Canada?
Net rental income (rents minus eligible expenses) is added to your other income. An individual reports it on form T776 with the federal return, and Québec residents also use form TP-128 for the Québec return. Capital cost allowance can reduce the tax payable, but it should be used carefully. We advise you based on your situation.
How much does an accountant cost for rental properties?
The price depends on the number of buildings and the volume of transactions. Our bookkeeping packages start at $150 per month, and the corporate tax return is $500 + tax for package clients. For a personal return with rental income, use the calculator on our pricing page.
